    New home construction
    We selected LPS construction to provide a turnkey project including project management to build our retirement home as we still reside in Johannesburg. Our experience has been a mixed bag. We made the mistake to pay the final progress payment to complete the last 10% of the house in good faith, as the build up to that point went well. We opted to pay it ourselves even though the bank would only pay it on completion as we did not want any delays to completion. The last 10% is where things went awfully wrong for us. It took 6 months to the day to complete the last 10% and only because I logged a complaint with the NHBRC. We got issued an occupancy certificate with electrical COC but upon occupancy, a light in the passage was still not working, there were unnamed items on the DB board and we were not connected to the grid. My recommendation would be to never pay the full amount until completion and if you do have issues, involve the NHBRC. I had to make special arrangements to fly to Hermanus to meet them to address the 33 items raised, some more serious than mere snag items. Only with the assistance of the NHBRC did Lionel finish items that was as per the original approved plan and then he still tried not to do it and making excuses. It included installing our fiber to the road (which he missed from the plan), water pressure regulating valve (indicated on the plan ), a proper gully with tap (he seems a tile with a hole cut into it is a proper gully) and replacing a damaged installed interior door. It was an extremely stressful period for us and we ended accepting items just because he exhausted us in the 6 month process and we just wanted to be done and wanted him gone from our house. Items we accepted but I guess we could keep fighting with him included the wrong specified freestanding fire place, we fixed the retaining wall and paving at our own expense (also a deviation from the plan) and we have two different type of light switches because the poor ACDC brand does not have a working intermittent switch (the switch was literally replaced 4 times). Prior to install, we agreed to have the same light switches as was in his house but we ended up with an inferior brand and certainly not what we agreed with him. He never installed the under counter kitchen strip lights which we specified as part of the kitchen design and the kitchen cupboards are as basic as it comes. We also installed a balustrade at our own expense as a section of the one he did, did not meet regulations and we have external steps that are not the standard height. We provided interior door handels which was R400 each and they are so badly damaged that we are going to have to replace them too at our expense. He certainly did not live up to the promises and I ended up project managing him and his team. He simply drops them off and they are left completely unsupervised with no quality control.
